April Rent Deferment
How To Handle Rent Payment/Get-Out-Of-Lease Issues Because Of Covid-19

The Utah Apartment Association recognizes these are unusual times and encourages all rental owners to consider offering rent deferral for the months of April and May 2020, to tenants who have been directly impacted by the health measure in place to slow the spread of Covid-19.
The State of Utah has recently taken executive action making such a deferment required in very particular circumstances. To learn more about those circumstances view our government regulation page. However, we anticipate a very small portion of your tenants qualifying for the state required May 15th deferment.
We still encourage each rental owner/manager to consider rent deferral programs.
How Rent Deferral Would Work
- At or before April’s or May's rent due date, affected tenants would request rent deferral from their landlord
- Owners/managers will assess if a tenant qualifies under their criteria (a sample criteria is below)
- Tenants will be required to sign a rent deferral agreement, outlining repayment plans
